The Waco Report

My 60-second read on the month, written for families and owners in the district.

November 2026 edition, covering October

517 homes for sale in Waco ISD, and 270 have already cut their price.

Over the last twelve months 871 homes sold in the district, compared with 880 the year before, and the typical home sold in about 50 days (up from 44). Right now there are 517 homes for sale and 68 under contract. Of those for sale, 270 have reduced their price and 222 have been listed longer than 90 days. The typical home for sale has been on the market 78 days.

Over the last year, about 1 in 4 Waco ISD listings expired without selling, compared with 30% the year before. Homes that are priced right from the start still move.

For families buying

You have real choices right now. Look closely at homes that have been listed a while without a price change, and ask why. A fresh listing priced honestly will still go quickly.

For owners thinking of selling

You’ll be one of 517. Price it right in the first two weeks, because a price cut in month three rarely catches up. Photos, condition, and the right price are what make a home stand out.

Homes that didn’t sell

When a home is listed, the seller and agent agree on a time frame. If the home doesn’t sell before that time runs out, the listing “expires.” Here’s how often that happened in Waco ISD.

1 in 4listings expired without selling in the last 12 months (26%)
30%expired without selling the year before (30%)
170 daysthe typical time those homes sat on the market before expiring

Homes that are priced and presented right in the first few weeks sell. The ones that don’t tend to sit a long time first.

How these numbers are made

All figures cover single-family homes listed in the MLS with Waco ISD as the school district. Sold counts are closed MLS sales by month. “For sale” is every active listing on October 31, 2026. Days on market is the median. Expired share compares listings that expired unsold to listings that sold over the same twelve months; listings the seller cancelled or withdrew are not counted. Sold prices are not shown on this site.

Based on information from the North Texas Real Estate Information Systems, Inc., for the period October 2024 through October 2026. Data deemed reliable, but is not guaranteed accurate by the MLS or NTREIS. Statistics compiled by Kimberly Lynn, REALTOR®, Kelly, Realtors. Last updated October 31, 2026.
